About Change Order Studio
Change Order Studio is a free form for contractors, owners and project managers who need to write up a change to a construction contract. You list the added work and the deductions, set markup and tax, and the form shows how the change moves the contract sum and the completion date. The result is a change order with signature lines that you can download as a PDF, print or export as CSV.
What it covers
- Additions and deductions with separate subtotals, quantities, units and per-line tax.
- Markup on net cost or on additions only, and tax on taxable lines with or without the markup.
- A five-line contract sum summary: original sum, previously approved change orders, sum before this change, this change, new sum.
- Contract time in days and the new completion date.
- Signature and date lines for the contractor, the owner and, if named, the architect or engineer.
- “Start next change order” to carry the running totals into the next number.
- An optional contractor logo at the top of the PDF and the print copy.
Works in your browser
All calculations and files are made in your browser. The current change order is saved in this browser’s local storage so it is still there next time; nothing is uploaded. See Privacy.
What it is not
It does not collect electronic signatures, send documents or give legal advice. It is not an AIA document and is not affiliated with the American Institute of Architects. If your contract names a specific change order form or approval process, follow your contract.
How to use and check the tool
The filling guide follows the actual fields and settings in the generator. The fictional clinic example shows how additions, credits, markup and tax lead to the revised contract sum. Percentages in that example are illustrative, not recommended rates.
The five-line contract summary and time adjustment are explained with a link to the AIA’s G701–2017 instructions. Toolwoven maintains the original code and product guidance; no professional certification or AIA endorsement is claimed.
Draft and export limits
There is one current browser-local draft, not a cloud project archive. PDF and CSV downloads cannot be imported to restore a full draft. The PDF uses a limited character set; unsupported characters can become question marks. Check names and descriptions in the downloaded file or use browser printing.
